How does buying one of these homes actually work?
  1. Find a home you like and open the original listing via its View source link.
  2. Make contact with the agent or owner through that link — Restore In Italy never handles money.
  3. Get a codice fiscale (Italian tax ID) and hire a geometra (surveyor) to inspect the home and check planning compliance. The notaio handles the deed.
  4. Budget the real cost: purchase + full renovation + roughly 10–15% for notary, agency & taxes.
  5. Verify everything (price, availability, condition) with the agent or owner before paying anything.
What do these homes really cost — all-in?
  1. The asking price is just the start. Budget-restore homes are €5,000–€30,000 because they need work — the renovation is the real cost. Finishable homes (€15,000–€60,000) cost more up front but are structurally sound, so far less work remains.
  2. Renovation is the true cost — typically tens of thousands of euros (rough guide €1,000–€2,000+ per m², by condition & region). A small house with full roof, electrics, plumbing, kitchen & bath usually lands €50k–€100k all-in.
  3. Add ~10–15% for notary (notaio), agency & taxes, on top of purchase + renovation.

Can a non-EU buyer (US, UK, Canada, Australia…) purchase?

Yes. Italy allows non-EU buyers under reciprocity rules — the US, UK, Canada, Australia and many others qualify, and you don't need residency to buy. A commercialista can advise on the tax implications back home.
