What do these homes really cost — all-in?
The asking price is just the start. Budget-restore homes are €5,000–€30,000 because they need work — the renovation is the real cost. Finishable homes (€15,000–€60,000) cost more up front but are structurally sound, so far less work remains.
Renovation is the true cost — typically tens of thousands of euros (rough guide €1,000–€2,000+ per m², by condition & region). A small house with full roof, electrics, plumbing, kitchen & bath usually lands €50k–€100k all-in.
Add ~10–15% for notary (notaio), agency & taxes, on top of purchase + renovation.
